Obvious I know, but just wanted to call it out if that discussion hasn't happened yet. 

My thing is, even if they don’t know the extent of it they knew that it backed up when toilet paper was flushed so without notifying me of that I was unable to do my due diligence prior to closing.

For what other reason would I ask a question unless I didn't know the answer. 

I generally let tenants know that if they want it, there are services they can pay for, where they put the data in, and then I get sent an email just confirming the data is accurate.

i get cards, calls and texts every day from wholesalers for my little portfolio - so that shows you how much competition there is out there.it's also tough to do as a beginner in real estate, because the best wholesalers surface strong deals and know how to estimate a rehab.
