I like the advice on ratcheting things up with the authorities and I might even look into what type of fencing is allowed in your area in the front yard (height, etc).

It worked fantastic, the thinner laminate over the thick cushion vinyl matched the other floors in height very well, and the laminate I chose (a light hickory) hides marks very well.

We can't open it (even halfway) without relocating the plumbing because there is a pipe that runs to the attic to help with drainage so we settled on resizing the window to sit above the counter height.

I have never seen this in any other house I have done before, awesome.Property Specs:Year built: 19302 bed / 1 Bath950 sqft feet main floor with 950 sqft basement that had only 6'4" ceiling height and was not worth the work it would take to raise the ceiling (dig down and lift up, something I would do if it were in a core area of Seattle)The Deal:Knowing your market is always an important part of doing this business, however, you do not need to always be the expert on that market.

The subfloor planking was irregular in height (3/4" to 7/8") and it was pretty knotty with some bouncy areas felt when walking around.
