ADDITIONALLY to this (this is the bonus ball) the developer has guaranteed 5 years rental income, weather they find tenants or not, i still get my $650/month rent cheque (-8% for management fees).

It's merely an opportunity at bonus revenue if you deem the opportunity cost to be worth it, and it can't be considered a cost to the margin as it should already be factored into the guest paying for it.

If not a Corporate Park, you might be able to negotiate a bonus if you maintain a certain occupancy rate with a lower number of evictions or late pays.

It might be a good idea for me to offer to pay subcontractors a little more than expected as a bonus or negotiate upfront to get my full days out of them and avoid schedule headaches and keep my schedule how I want.
