Both would leave me with little to renovate, which worries me more for OOS as I like the plan of BRRRR strategy for out of state.I guess saying Financing was an issue, was a misrepresentation of what I meant.

Michael, It's always good to be cash fluid but keep in mind if you have owned it for (4) years you can always take out some cash using the equity of the home in case of emergencies.

My belief is they used "enterprise" specifically to stop people from saying "it is not a business" it is a trust, club or some other name for a structure meant to weasel around the law by using another name for the structure.
