Cold calling is a hot topic right now and I have seen several dozen do extremely well with it. 

He is one of the many experts here on BP that are extremely knowledgeable in this area.  

I wish i would have, it's a beautiful thing to have a multifamily investment property with an extremely low down payment.

The "wear and tear" is much more extreme, so I typically have some repairs on every turnover. 

My experience with flipping has been disappointing. 

So, think of it like this: do you want to get a high credit score that allow you to borrow money huge amounts of money to purchase sub-par deals that disappoint you and leave you wondering why you never achieved much success, or do you want to leverage not only the funds but also the wisdom and experience of private money who tie their success 100% to your success, and who can act as mentors and coaches so that both of you get paid for your efforts?

My first mistake I know no push back but I was extremely happy that I found this "golden situation" on my first time out.

I recently was in Albany with a bunch of landlords and some small business owners talking to state senators about legislation that recently has been passed in New York that is making it extremely difficult on landlords especially with rent stabilized housing.
