I would/did start out as a RE agent, then flipping, and then moved some of my excess funds into rentals.  

This seems contrary to most research I do where people seem to generally rather focus on keeping bond repayments to a minimum & using the excess cash flow to purchase further properties.

.*  If you've historically had more passive losses than passive income, then you weren't able to deduct the excess losses against your ordinary income, and your losses were "suspended" until you have enough passive income to be offset by them or until you dispose of that property, in which case the suspended losses are released.  

But it will give you cash and excess income to invest.just something to think about.

Also, the inspector will have a moisture meter to determine the presence of water/moisture inside the home that may have dried on the surface.

A warranty for appliances seems excessive to me.

Have them bring moisture readers and test all the walls, especially if the house is older.

I've toyed around with the idea of finding a good solar producing building here and putting as much PV on it as I can and then using the excess to bring down electricity costs on other buildings that I own.

I'd like to use the excess cash towards rehabbing a couple of the vacant houses. 

Most of the dust then passes onto the motor causing early pre-mature failure and excessive build up.
