From the client perspective, using a title company that handles title clearance themselves seems easier so they prefer it. 

The approval criteria/standards for a text amendment are often less stringent and easier to satisfy than the approval criteria for variations. 

Target properties that will get at least $900 rent, $1000+ is better

With more units, bigger budgets, making it easier for the HOA to absorb (not always tho)2) having someone on the inside is key, they can share with you information as to the true health of the HOA and politics. 3) FINANCIALS - Need to see balance sheet and P&L.

Most investors use LLCs for an entity but to really decide you should probably talk to both an attorney and CPA.You have not included a lot of information that would be relevant to the decision: - Do you have a net worth large enough that you are a target, so need an entity?   

Or should I shoot for someone near the target sub market?

It makes thing so much easier and less stressful for me.
