Much of the problem with these transactions and my personal experience was as the ground partner stated in his counter point is communication went from hard to get a hold of to going totally dark for long periods of time..

Since you are an out of state investor, being on top of everything is important.I highly recommend shadowing someone who has successfully done this type of investing. 

He would always tell me not to come in the AC office because I need to work hard to earn it and I'm just like the others who had to work in the shop all day from before sunrise to dark. (6am to 8pm) My dad paid for one semester of college and couldn't afford any more.

His lawyer passionate insists the slumlord con artist is good at heart and was turned to The Dark Side by his accomplices.
