@PatriciaJoseph, i was told another was option was converting your 401k to a Self Directed IRA and using those funds to then invest in real estate.

There might be seller leads that don't want to sell to you, but could convert into listings for the agent.

I was thinking making my self a sole proprietor while I have nothing much to lose gain a few business credit card to build my business credit up then convert to a LLC.

The rest of the garage and the shop area will be converted to a kitchen, dining, living great room.  

Has anyone every gotten approval to convert a commercial condo into a residential condo? 

In your experience was the cost of converting the SFR worth the increased return? 

I recently bought a small house (my principal residence) in a hot Portland neighborhood with hopes of making it a legal duplex by converting the basement to an apartment.

Other portfolio lenders will do a bridge loan, much like what they do for new construction, where there wrap both the purchase and the rehab into a single instrument, which then converts to a standard mortgage, once the work is complete and the property is appraised.  

I received 2 or 3 responses to that campaign, 1 of which converted into a nice wholesale deal which closed this month. 

Modular homes are still in a too risky asset class.As far as converting a land deed + mobile home title (personal property) I know GA has a process for retiring the MH title so the home + land are now real property.
