I was watching a webinar of an apartment complex sponsor who was going over how he purchased the majority of the townhome units in a complex and when he did he put a $5,000 assessment on each of the units.

Recently, the appraisal district sent us notice letters on our four-plex and two duplexes stating that, "Apartment complexes now fall under income producing properties, so we must obtain some information from the property owner in order to be able to apply the income approach to value."

Daria,  I'm not sure if your mother's desire is to remain in Paterson, but if it is, the new senior complex (Freedom Village) at 69 Straight St looks very nice and the builders seem to have put in some nice features, the website states apartments start at $1100.

Depending on the complexity of the house, Looking from the outside at the roof lines could give you some clues, also see if there are walls above and below this one.

I would look for a single family home as there are only about three condo associations that currently allow short-term rentals, and those complexes are starting to evaluate and discuss changing regulations to restrict or ban short-term rentals.

If you Google that you may be able to qualify for loans via that route which should, in general, be much less complex than borrowing from your 401k.
