Contractor doesn't need to be 203k certified, but has to fill out contractor packet, W-9, have HIC License, and carry a minimum of $1 million liability policy and have the lender listed as the certificate holder on the policy (not $500k) which cost me an other week to correct during closing.3.

(In other words, STRs are viewed negatively because they only hear about the bad ones.)He said I could apply for a "Certificate of Conditional Use" which is what hotels and bed & breakfasts have to do, but it is a 6 week process that costs $400, and there is no guarantee it would be approved.

They would either stop the work, demand that you demo the work and start over and/or refuse to issue a certificate of occupancy until the issue is corrected.That said, just because a contractor is licensed, bonded and insured does not mean that they will do a good job or that they may even know what they are doing.

Outside of some of the biggest counties, with no training, no certification, no nothing, I could legally call myself a "MASTER PLUMBER" and print up signs/business as long as I was registered as a home improvement contractor and put my number on my vehicle.Which goes a long way to explaining the low housing prices in the area.I'm completely serious, Matt.
