I think most reasonable people would consider residing on a property that has significant construction is a change of lease conditions.

I often provide a sheet of costs for certain cleaning/replacement items that will be assessed if they have to be dealt with at move out- Leave out that its making showing hard..... they dont care.

You need to be careful, though, since even with a quit claim deed from the owner, you may still be subject to the redemption rights of lienholders and creditors.
