This is my first time deciding to build a house and attempting to sell it from another state and I wanted to check to see if someone familiar with the Bella Vista, AR area could confirm the sell prices given to me are accurate. 

Beyond making the property habitable as expected and legally required, you should at least attempt to make the property somewhat desirable if you want good returns and lower vacancy rate.

Should you not even attempt to wholesale a property if so ?

If it would "violate" the exchange rules, who and how would the "governing body" know or inflict penalties?

Mls for the first unit, and tracked the owner down through facebook and a mutual friend with many failed attempts.

Has anyone been involved in or know someone who has attempted this: A friend of mine is interested in my real estate buy and hold strategy and sees how we have grown over the past few years.

But I think if we were to move out and rent elsewhere, then rent this place out, our 25% portion of interest in the property would then be considered rental and if we were to go to sell later and attempt to tax-defer the gain (though it would be minimal), it would still have to be considered a 1031 rollover.How long do you have to rent out a 1031-exchanged property before you can convert it to a primary residence?

thanks to anyone that can help. i'm attempting to structure my 1st seller financed deal and present options, but i'm struggling with how to come up with the numbers. i'm looking at a property that is worth about 100k in its present date and needs about 60k of work. 

I’m attempting to determine if they (the buyer) are serous or not.
