Some neighborhoods you can get up to $5,400 a month for 4 bedroom SFH's in somewhat affordable parts of the city like inland Carlsbad, Mission Valley, and Tierrasanta.Do you think Section 8 is worth the extra effort in terms of government red tape and delayed inspections versus house hacking a SFH and renting out each bedroom instead?

Additionally, if you are some place with great weather, like Coastal California, a yard might be pleasant and frequently used throughout the year, versus a yard in Phoenix, where it probably wouldn’t get used during the summer.

Your best bet in this situation is to keep heat on so that the property does not become damaged.You have already been told this, but your biggest mistake was letting the issue drag on so long.

A few questions I have:-  Even though this is not owner occupied, do the conditions exist that this could be seen as a personal loan versus business loan (borrower is not an entity and has a personal desire to sell the property they have lived in for many years).-  Given the return on the loan, and the possible chance this is not a Business loan, does it matter if I classify the $3k as an Equity portion to avoid exceeding usury laws (I know these are state specific)?
