My thought is to try and come up with some kind of formula based on sqft, bedroom, bathroom, and # of tenants to get an average percentage of consumption per unit, then bill back based on that math.

Did they use the bathroom, look around and leave or did they actually move into your house?

Fully rehabbing the upstairs kitchen, bathroom, and living rooms with medium-to-high-end furnishings (to fit the area and future tenants), and basement will have smaller quality-of-life improvements.

. * My wife is an interior decorator with kitchen and bathroom cad design experience, she is also a home stager and can help with plans and lay outs.* We have wholesale accounts with several large cabinet companies, and granite companies and can get huge discount on these supplies, along with flooring, roofing shingles, and carpeting and other supplies.* My personal credit score is 700 and I have personal rehab capitol, but not enough to cover the home purchase and rehab costs. 

So essentially “House Hacking” the property. 

.- Given the very low rate I am simply considering paying off existing higher-rate mortgages on my rental properties, essentially "refinancing" at a lower rate. 

In this case they have a ton of great relationships with contractors who are constantly performing interior refreshes (kitchens, bathrooms, floors, paint etc.) which is usually the rehabs I’m targeting.

I did some work on updating the bathrooms, paint and refinished the floors.
