The type of tenants I attract are kind of “Pinterest home” tenants (it’s a niche lol) and they love the attention to detail I put on the design.

I think that maybe I just don't possess the designer gene or is this something that can be learned (I'm sure it can be learned).  

It would have to be a very long term investment for all involved parties with significant equity buildup to merit the amount of work that would be required :/Also, it would be designed with valving to tap into the public water and sewer as soon as the township brings it to that area – without any major add-ons other than a short tie-in line.

The concern is not just to work with a real estate professional with a license but someone that is elbow deep like yourself with there own transactions.What Neighborhood Designation is the property?

I'd be curious of where the authority to designate these zones rests in other states, some timeline expectations data points, etc. 

In exchange for their help I offer what Im good at; website creation and development, graphic design, anything music related (jingles, background audio etc, music tracks), boots on the ground if needed.

There's a certain design formula that gets guests to love the property and only post positive reviews.
