Again just a small time saver, or even better if they were automatically pulled from MLS listing and then offered the choice to click on each one we would like included in the report.I'm sure others have ideas as well on how we can make this awesome calculator even awesomer!

I also have a real estate attorney put a second lien on the house to protect me in case everything goes bad, and he tries to avoid his obligation to my investment.Has anyone ever done something like this before, and could you tell me about how it went?

Most of those contractors get slammed with work and instead telling the truth to the customer they choose not to pick up the phone or promise something (because they feel bad) and not follow up...I do flips my self and most of the times I use subs - small subs.

On to plan "B".As a thought, if your stoop is the size and location you want, but just in bad shape, perhaps having a contractor skim coat it is a low cost solution.

I enjoy doing it, I rent to section 8 tenants and love the kind of cash flow my units produce; I think my favorite part of self-managing is that every time I visit my properties I am reminded of how absolutely amazing my life is and how bad I could have it.

Whether a tenant is good or bad is irrelevant, they are all expected to be good and expected to pay market rent...that is what market rent is.
