This can be attractive to a seller because they can be protected via promissory note, personal guarantee, etc.

My plan was to keep it for 15-20 years as its in a good area and it attracts high quality tenants and wait for the appreciation gain.

The broader point is that $30k, $700 rentals:- Will generally attract C class tenants and require higher capex accruals- Will not have much room for professional management- Will not produce the paper returns most investors think they will due the squeeze on IRR by lack of appreciation- CAPEX is a very REAL expense and is an accrued liability that simply cannot be ignored.

And there is nothing you can do to those shares to make them more attractive than the other 100 million shares out there, and sell them for a higher price.

You really have to decide how important this is to your wallet or if too much free rent in your head.

A financing contingency will protect you but it will also make your offer less attractive to the seller.
