They may come back in 6 months but right now the demand is lower than we have ever seen before.

Knowing that there is a high demand for living near these locations.

Biggest headache I could see would be property management and finding a lot in an areas where room rentals are in demand.

Commercial is a new animal for me.

As of recent, my market has been fairly pricey because of the high demand and low supply.

While he was looking at our shell he was already talking about putting the animal portion of the business on the opposite side of the property, so furthest from my space, and double insulating the walls, extra ventilation etc....he seems like the noise/smell is something he wants to try and eliminate as his first space didnt do that as well. 

You're absolutely right, I think that's the fun part is thinking about these challenges and how to meet the demands but allow the spaces to be flexible enough for adaptation. 

@Sarah Bridges with that being said rental prices are climbing because of the demand for housing.

From a macro level the region is strong and diverse economically, while still being fairly affordable for the rents a good unit will demand. 

I now have a three kids under the age of 3 and both my wife and I have demanding full time careers so I do not see myself purchasing anymore rentals in the current market.
