It seemed like the macro story of Air BnB was that it got crushed, but it doesn't necessarily seem that was the actual truth on the micro level.

I went with gas and forced air ventilation out the side of the house - much more efficient and easier to do.  

Not knowing anything about your tenant situation besides the three sentences you wrote, I doubt an eviction would really scare or pressure this young individual who doesn't pay her bills and has her car privileges controlled by her parents, but it would atleast get the ball rolling if she doesn't move out soon like you assume she will hopefully do.

I'm looking to BRRRR, Air BNB, re-build my portfolio and hit my life goals.

The new deck was built with pressure treated wood, it's 12x14 with some stairs and cost $5300 to build (had a local one-man contractor do it). 

Plan on pressure washing entire building, fixing any loose/missing vinyl, paint window trim as needed , paint foundation slate grey, repair handrails ( paint white) , paint all 4 doors black, and add modest landscaping to improve the outside appearance of the property TOTAL spend budgeted $10,000 for Repairs/ Upfits DEAL DETAILS: Purchased through a brokerOriginal asking price was $130,000 we were able to get it under contract for a $110,000 cash offer because another person who was trying to buy it kept it under contract for 3 months and the owner was ready to close fast.

I know of one of my investors friends that had an air conditioner 2" over the property line and the people who bought the vacant lot next to him caused him so much trouble over the 2" easement he ended up selling the property. 

There is already an existing kitchen and central air as well.Has anyone in the Upstate SC area done any kind of renovations similar to what I am wanting to do? 

The other problem I think people have is that they don't want to have to endure a high pressure sales pitch just to get the price.Tim - Thanks for the insight into your strategy.
