I do my math slightly differentlyincome-1/3 for maintenance/vacancy/management expense-hard costs-desired monthly FREE PROFIT (say $100/mo each door)balance tells me the mortgage payment I can affordthat, in mortgagecalculator.org at 6.5 for 20 years, is the value of the house.If you have to (in some markets) sacrifice mainenance/vacancy pads (as ************* and others teach), I guess...but there's a risk.I love my market in PA. 15% returns AFTER all that. and usually mortgage pays me all my money back.

If you look at the foreclosure file, you may can see why it hasn't been recorded.

She was awesome and my file was difficult (you know how it goes when you are 28 and have 6 properties in your name and low assets bc their your house LOL)

@Udele Tagoe **Disclosure** I have never done this before, it is simply how I would go about approaching the situation.If you have a title search done that will give you an idea of who exactly filed the lean and when it was filed.

BUT do you think a realtor is needed just to make sure we file all the right paperwork?  

So next time I want to be prepared with a blank contract that covers my ends so i can garnish wages from employment etc. and ask the judge to add it to the file once settled.

I browsed  the file section and not sure which template one would be best.
