Credit scores of 620/640 are needed at the minimum.Speaking from experience DPA can help people in a tight spot or bridge a gap when finances aren't quite strong enough to get the deal done.

If I get a private lender to finance 65%-80% LTV of the rehab could I get a bridge loan for the remainder of the funds?

Then I get a call with someone wanting a bridge loan to close in 5 days since they had to walk away from another lender due to something like this... happens far more than I'd like to admit.And yes, I have gotten them closed in 5 days on a few occasions.
