Bottom line, legislation has been passed that makes it way too risky and onerous to do one to an owner-occupant.Or, if you are willing to invest 1.5 hours of your time you can get a very thorough briefing on the financing situation in Michigan by a true expert on the subject, Allan Daniels.

I'm not a legal expert (or expert on attorneys), but I do know that most state Bar Associations frown on members not paying their debts, so if the co-signer is an attorney, this is probably a better situation than if he weren't.Just my first thought, though like I said, I don't know how much this would legally help you.

Not an expert, but I have heard knowledgeable folks say there is a requirement that purchases into a 401K or IRA be "arms-length" deals - that is you can't sell to your own tax advantaged account.More importantly, realize that all cash flows on assets owned by an IRA (or 401k) go back to the IRA.
