They supposedly bought the house from a motivated seller and are selling it to motivated buyer, more or less breaking even (so it appreciated at least 6% to cover broker commission is my guess). 

I understand most brokers want agents to go full-time but I honestly cant do that at this moment.

Based on my research so far it looks like using a commercial agent/broker is the best option, but I'm wondering if there are other resources people use that I'm not thinking of.

I also know the market well from regular broker deals.
