I own a property free and clear and have it for sale with Owner financing. 

Clearly, scale is a factor, as is region as it is directly proportional to low cost labor pools, and/or low cost material sources.

The tub was the type that also had the side walls as one entire piece so along with the tub that was cut out was the walls as well.I contacted the home insurance and was later told that they were unable to cover any costs associated with the replacement because it was considered "over a period of time damage" and not sudden.I was well aware of how to demo all of the old tub and to clear out the area but after that my youtube education began.

If you are concerned you can make an inspection by a mold expert a contingency of the sale, make sure you make clear whether you are requesting the seller pay for it or if you are planning to pay for it yourself.

I feel there is a great opportunity for us here with these leads and just want to make sure I am completely clear on how to position the negotiations. 

Once you know your purpose, setting your goals and investing criteria to help support that purpose become clear.

Set clear definitions of expectations with both students and parents prior to lease signing and why there has to be a break between current tenants and their lease start date.
