Great tenants are worth their weight in gold! 

But right now you have a rapidly depreciating wonder to sit in 5% of your time that's eating up a serious bite of your income. you might as well be throwing a hundred dollar bill out the window every three trips in it.I speak from extremely painful experience. 

It can just as easily mean the city/area is growing rapidly and appreciating (which is what most investors hope for).

The North Texas market is exploding and property value has been increasing rapidly.

In general hard money lenders all tend to use the same factors as the most heavily weighted when determining pricing.  1

@Jake Engle If you find the right commercial program then the impact to your cash flow will be minimal and other benefits may out weight it anyway. 

Having been in BIGGER student debt than now, sometimes there's a mental victory from not feeling that weight.

You wouldn't want to buy into an area that is declining rapidly and where the tenant profile is decreasing along with the area.

Other lender may put more weight on the company income or your personal income.

I don’t know about others but I know finding someone you can trust is worth its weight in gold when it comes to investing out of state .
