Maybe we create an LLC for the purchase and write up a detailed operating agreement wherein it’s clear that if my partner fails to perform his/her duties, I recoup 100% equity in the house.Result for my partner:He/she gets to stay in a great apartment for $820/month (1/2 mortgage/taxes/insurance payment) which is at least $355/mo less than market rates (probably more).

I'm in the military, so reside in at a duty station in one state, claim my home of record for taxes in another state, and own properties in multiple additional states.

For instance you have to be an hour closer to work or you received orders for a new duty station or you got a new job and have to move.

I know a little in regards to a military member being allowed to get out of the contract once he/she relocates duty stations but if, for instance, I purchased a multiplex, I would like to rent out to military personnel only (I know this may hinder my clients and time in-between renting) but if I get the multiplex near a military establishment, I figured it wouldn't be very difficult to find tenants.

Just mentioning that moving forward, if you continue to buy at every duty station, which I do, you really have to think of it as an investment from the very beginning.As for keeping, vs refinancing, vs selling....that is a question only you can answer.
