Maybe we create an LLC for the purchase and write up a detailed operating agreement wherein it’s clear that if my partner fails to perform his/her duties, I recoup 100% equity in the house.Result for my partner:He/she gets to stay in a great apartment for $820/month (1/2 mortgage/taxes/insurance payment) which is at least $355/mo less than market rates (probably more).

I know a little in regards to a military member being allowed to get out of the contract once he/she relocates duty stations but if, for instance, I purchased a multiplex, I would like to rent out to military personnel only (I know this may hinder my clients and time in-between renting) but if I get the multiplex near a military establishment, I figured it wouldn't be very difficult to find tenants.

Just mentioning that moving forward, if you continue to buy at every duty station, which I do, you really have to think of it as an investment from the very beginning.As for keeping, vs refinancing, vs selling....that is a question only you can answer.
