Do you realize how hard it is to find a niche market that works for you.

While still very new to this concept I believe my preferred niche to be multifamily.

First chose your niche and strategy, and than narrow your market and focus on the houses in your market.

I realize I have implemented a unique structure. 

With all the resources here on BiggerPockets and a fantastically supportive community you should have no problem learning 90% of everything you want to know about your desired niche in a 6 month period of time if you spend an hour or two (or more) every day teaching yourself.

@Nicholas TownsendI recommend you pick a niche you'd like to concentrate on and then ask for book recommendations. 

It is important to know the lender's niche.  

Do not do something that is unique in that neighberhood or will likely have objections.
