Once you feel an idea of what a really good deal is (since you have analyze hundreds of deals you will know), pull the trigger, don't hesitate, it won't last on the market.You will learn so much from the first deal that it will break or make you (hopefully the latter. 

Would that trigger agent commissions by the PM the same way a straight sale of the property would?

That is before expenses and employees and all the compliance and reporting etc.

Expanding the use beyond what is grandfathered may trigger the need to seek zoning relief which, depending on your neighborhood, might be difficult to get, especially when it comes to expanding a MF property located in a RSF zoning district. 

I also hesitate to pull any triggers because of the fear of rejection or them feeling offended, but that's life right.

@Jaysen Medhurst I’ve been back and forth on just waiting or pulling the trigger.

I might just pull the trigger and see what happens.

I can't convince myself pull the trigger knowing if a market adjustment is coming soon.
