Assumption is when a Mortgagee grants a third party the ability to take over, by stepping into the current borrower's shoes, a mortgage obligation.  

Neighbourhoods are meant to have people living there; seeing people tending their lawns and gardens,  a senior couple taking an evening stroll,  a young couple walking their dog, kids playing up and down the street.  

Income from flipping properties is EXACTLY the same as income from a shoe store.  

We were all in your shoes once and 99.9% of the people on BP are willing to help without making you feel like a beginner.

If you feel guilty or the need to explain, take your shoe box of receipts to closing with you to show them you aren't netting the amount shown, as that is simply the sale proceeds, not the profit.....I mean if you really feel the guilt and the urge to explain yourself, otherwise smile and walk out like I do. :)
