The average age of the number 1 single family home owner is greater than 2010 and less than 15 years old and they are now building homes new construction and owning them. the exact opposite of your strategy. older homes are the cheaper ones and unless you have experience I'd build in columbus close to downtown. same reason Toledo and Cleveland don't move the needle and there aren't 100 institutions in those markets. columbus is barely on the radar.

Additionally, with a 7% interest rate, I'm paying a significant amount in interest.On the other hand, if I save up for a down payment on a rental property, once I have enough to purchase the right property, it shouldn't require any additional money from me, and I'll be building equity without needing to contribute more.Does anyone have experience with this?

You may have neighbors willing to help now and then, but it's unlikely you'll find a neighbor willing to do this all the time, every time, for years.In my experience, most landlords lose far more money through self-management than they would by hiring a professional, even when they live close to the rental.
