Last week I closed on a two family house that I purchased directly from the owner, she gave me a good deal with the condition that she would stay in the first floor apartment and pay a reduce rent.  

Is it a good move or would it hurt down the road if we decide to buy a home ( which we are planning to but still couple years or so ) The reason we are not buying right now is i would like a decent home and then stay in that forever and at this point i guess i am just not ready to buy my own.thank you

We do have a place to stay at while we rehab the "meth" unit. 

I guess they stay on about a year and then roll off, so yes, I think that is definitely part of it.

But if it's still possible, staying with a smaller mortgage payment while sinking the difference and any extra into student loans would probably accelerate your goals.

I am curious to hear some of your stories on tenants in Los Angeles County when it comes to their lease expiring and whether or not they can stay even if you do not want them to??

I work a 9-5 as a consultant and make more than enough, wife is stay-at-home/run-assets.
