The tenant agreed to this but in the end I ended up paying for the window because the tenant skipped out a  few months later and the SD was applied to rent balance.

We might also look more closely at their credit report in such a case - if their score is low because of a medical bill from 6 years ago, or because they're a young college grad just starting a career and just don't have a lot of credit history, that's a very different scenario from someone who has 17 utility accounts in collections and a judgement from an apartment complex for skipping out on their last month's rent.
