I think more people do not understand the risk of seller financing. all the people I see applying for seller financing could not get a visa card there credit is so bad and there savings is from the pennies they find walking down the street. 

Why do you think people still invest into the Roth IRAs or retirement accounts?

After years of educating myself on real estate, I'm eager to finally jump in and do a small deal out of state.

Is looking online at sites like LoopNet sufficient? 

How do you know which agents are going to be painful at the end?

I am willing to do a bit of rehab if my agent can recommend a reliable contractor out there as well as a property manager.
