I have done buy and hold rentals primarily but am looking for new ideas.

@Adaze Foltz  Depends too if you're flipping and seeking money for short term projects, or long term rentals.- For the reasons posted above, for short term, PML is definitely great

LLC for your direct investments (when you own a rental house for example).

And please note, you'll also have to pay GET, TAT, OTAT taxes if operating a vacation rental.  

I listened to a BP podcast back in the day (like Josh and Brandon days, I think) where the guest joined the HOA board to give himself control over rental policies.
