If and when the Federal Government is no longer able to pay the note on its trillions in debt, they'll look at all of that "tax free" money sitting in 401(k)s and see dollar signs.

I'd a) partner with a realtor who understands investments,  b) eye properties that have been sitting on the market for 60+ days. c) run the numbers and make offers on a bunch.

After really sitting down and listening to what the book had to say it showed me this was something I was really interested in.

Usually, profitable flips listed in the MLS will be gone in a few days (sometimes a few hours), and nonprofitable deals will sit on the market.

It's just like a car that sits for long periods of time. 

With the internet and sites that give you access to the MLS I don’t think everyone needs a real estate license but sitting through the licensure classes and other real estate classes and listening to stories from professionals in the trenches really gave me a handle and insight and strategy into the art, game, and business of real estate and I think even if people don’t sit for the test if there’s a good anecdotal instructor that doesn’t just read hours of material in the licensing course everyone could benefit from it.

One is in it's 11th month of rehab now, while the other continues to sit idle and eat money for the fourth year straight.
