The fact that they are giving you 10% down provides a margin of safety to you since they now have skin in the game.

Small problem we are having with tenants which I wanted to start a discussion about.In one of our properties our tenants do not have access to the basement for some safety concerns and so they can't go messing with plumbing or electricity... our problem is.. since they can't see the oil tanks in the basement our tenants are running out of oil, and are not consistently ordering enough oil to not have this problem again.Each time this happens we have to service the boiler, and remind them to order more oil.

According to this recent article in the Providence Journal, "there is no fee to obtain a permit".However, the article also says, "To obtain temporary-use permits from the city’s Department of Inspection and Standards, property owners must have basic safety measures in place, including visible printed materials with diagrams of all exits and clearly marked fire extinguishers."

The building code would not prohibit coach houses because it is not a life-safety issue but rather a use issue.

There is a safety concern in the event of a fire.  

Not to have a bigger down payment but to have a cash safety fund.

forget it they hate investors and require interior "$$$safety inspections" every-time you change names on the water bill.
