These forums are a great place to learn and meet people, whether you're just starting out or you're a seasoned investor.

I certainly don't want to knock how people advertise or get business...but getting a recommendation from someone who has already vetted that lender helps out considerably. 

I have heard people on these forums talk about using the Nest thermostat to set a maximum low + high temperature, to keep guests from blasting the a/c or accidentally bumping the heat up to 98. 

When I searched the BP Forums for "commercial valuation" and "commercial value-add" I saw some information about people finding deals where the seller wanted to sell a commercial property for when it was "Stabilized" - but this seems slightly different than making improvements that go beyond filling vacancies.Obviously I have far less experience than Brandon Turner!

I have also been told never to allow cash and one of those people was Brandon on the pod cast on in his books as well but there are a couple I am looking at right now and one of those is apartments.com and it seems to be good especially since it is completely free for the landlord and the tenant   

@Daniel Dahan sometimes if you complete your profile, people on this platform will tend to take you more seriously.

When you get flooring there's people sitting at the computers in that specific area, so that's usually where you make large orders.

@Amani Abdel-Dayem  wholesaling seems to be happening less, people want top dollar so most will sell on the MLS. 

What most people do in your scenario, is they sell the home and purchase a 2-4 unit.

Some people say buy the location and it doesn't matter the cash flow because appreciation.
