This is a commercial property and not a primary residence so how does the capital gains play a part here?

They all require an underwriting period to determine if they'll even lend on the deal, and do so based on the Asset unlike traditional financing.So BP,  how am I supposed to accurately determine (or at least ballpark) repair estimates, so I can make a sensible offer and respect my General Contractor's time? 

Despite the extremely low LTV ratio, multiple bankers I have spoken with, keep telling me that home equity lines of credit can only be levied against a primary residence, and not against an investment property, or portfolio.

There are any number of things that can happen where that revenue can go away or severely diminish in value.The ATM could have a monthly withdrawal volume rate that has to be achieved or they could reduce rent or terminate the primary term of lease early.

When buying a primary residence, I alway ensure it is in an excellent location with the potential for appreciation.
