Having grown up and gone to college in Atlanta, I am quite familiar with the area.

The 1st couple times an office staffer fresh out of college sees some of these photos or hears the story about what's going on they have this look of shock & confusion on their faces.

I'd also wonder what the costs were estimated to install things like insulation, kitchenette, removing/adding doors, etc would cost and how fast you could make up the initial investment in rents.Then of course you'd have to consider if your family will be able to handle giving up the storage space LOL

Also, in the basement, our inspector found pipes coming from one of the foundation walls, which led him to believe that there could possibly be an underground storage tank.

Some things that matter:location (neighborhood, safety, freeway access, parking)amenities  (W/D, appliances, dishwasher, storage, garage, fireplace, AC, walk in closet, etc)number of bedrooms/bathrooms  (layoutcondition  (Is it clean, remodeled, dated, light and bright ...)Yard, privacy, balcony, One of the most important pieces affecting pricing is number of bedrooms.In short, spend some time checking comparables and then price accordingly.

The water company claims they will try to get payment from the previous owner for a few months but then later they just end up sticking it to the current owner.

Again, it was mostly family and friends to start, but it helped to be able to show them a spreadsheet of properties that had closed that year and what the investor returns were (and the previous 10 years). 

Clearly there's not enough storage.
