Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit, New refrigerator from Dent/Scratch store after old one died, Laundry units that tenant pays +$50/mo for etc.

They wouldn’t put a fire hazard in a 5 and 6 year olds class room where we live.According to your theory your tenants shouldn’t have a stove, hair or clothes dryer, or anything that could cause damage to your units it sounds like.

Just starting out in educating myself on the real estate investment world - there is a lot to learn and I am doing all I can to catch up quickly... 

Super old post but would love to hear people’s opinions on it... 

I have started hiring separate companies to clean, paint, etc. and that is getting old fast.

Example- if a tenant ruins (badly stains) a carpet that is still good but a few years old, you can’t just charge them full replacement cost.

I’m a 21 years old wholesaler just getting started.

I bought an old f150 for $3500 in cash and it was a great vehicle for me until I started multi-state investing with a lot of driving.

Maybe a 5 year old $20K pickup would be better until the dollars justify the $80K pickup. 

Fidelity, Old Republic, First American etc.....
