Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit, New refrigerator from Dent/Scratch store after old one died, Laundry units that tenant pays +$50/mo for etc.

They wouldn’t put a fire hazard in a 5 and 6 year olds class room where we live.According to your theory your tenants shouldn’t have a stove, hair or clothes dryer, or anything that could cause damage to your units it sounds like.

Example- if a tenant ruins (badly stains) a carpet that is still good but a few years old, you can’t just charge them full replacement cost.
