My priority is getting as close to cash flowing as possible with minimum investment on a 4 beds 2 baths but I'm also thinking about appreciation because you never know when you'll have to sell...

Hello,I'm a mom of two, just starting on my real estate investing journey.

Vrbo and Airbnb sync with each other for free, Vrbo has free dynamic pricing, both platforms send out enough automated messages for me.I check in on guests after they arrive to provide that small personal touch.We get consistent 5 star reviews with minimal effort.

My Google research also indicated a lot of overinflated promises on monthly returns from the asset class in general.   

So if I was dealing with a seller who was insisting on handling the transfer this way, I would be wondering what the seller is trying to hide... and I would figure it out.

I had a quick question on prepping for the auction.

Double the maintenance and capex on a 40's built home as compared to a 2010 build home and then let me know if it cashflows that much better. 

@Kim Tran Yea like what @Jackson Hanssen Is saying here, you can only 1031 investment property for investment property, and later down the line convert it to your primary residence.
