You can then re-negotiate the offer if there are more repairs required than expected.Like a previous poster said, they don't want to disturb the tenants for every tire kicker that comes along.Hope this helps.Jeff V

@Blaine Cox It CAN work, but its largely based on geography and how shrewd of a negotiator you are, it sounds like in the example above you needed a lower purchase price or a way to decrease the rehab cost

They’re below market on their rents ($32.50 for a 5x10 - should be between $35 and $40) and $45 for a 10x10 which should be between $50 and $55. 22 of 24 units are full, so I doubt anyone would move even with a $10/month increase.Owner and I negotiated two years ago and was left off at a $55,000 purchase price, $15,000 down, 6.5% interest, and a balloon payment in 8 years.

I focused on a more detailed market analysis, being more knowledgeable on homes and prices of materials/installation costs within the homes and used that to position me as a pro in negotiations and setting higher prices for listings and being able to make strong arguments for those prices.
