Significant advantages are commercial valuation models w/value add plays and scale, difficult for small players to enter this space w/o a lot of capital and experience on their own.There are many niche areas as Dan mentions.

I was only insuring the amount of cash I put into the deal. and actually the market value I thought it is worth. but the replace cost of this house is twice as much as the all in purchase price, (according to insurer's model)2. it is a 3-bedroom single family house3. my LTV is 66%
