You also may have to do things like notify the tenant of the name/location of the bank where it's being held, provide the tenant the account number, and/or pay the tenant interest accrued on their security deposit.

You won't see institutional lenders taking a quick claim deed and moving into the property (only if that property ends up as another branch office or property held in connection with their lending activities).

As far as pre-closing costs like inspections and legal fees, you can either have the IRA pay it's share of those expenses on the fly, or have the partner cover those expenses and then settle up at the time of closing.In an IRA account held by a 3rd party custodian, you will generally need to provide paperwork to the custodian instructing them to cut a check for an expense.

You don't want to have different loans coming due where you must go ask for renewals or new loans in much larger amounts to consolidate debt, it can be easier for a lender to say no.Lastly, yes, lastly, another aspect of debt held by mortals is debt concentration, mentioned this a few times lately about that infinite financing with BRRRR, it's not infinite, not with conventional financing.You can reread the above, pick out more detail, but all of this plays on loan concentrations, too much money loaned to one borrower or another side for lenders, too much concentration in the types of loans made.

Each plan involves a legal entity whereby you have full control of where funds are held, and can use a bank, brokerage or both using institutions of your choosing.Many of our clients will establish a plan with a primary non-traditional investment in mind such as rental property, mortgage notes, real estate syndicates, etc., then separately open a brokerage trading account within the entity to manage the balance of their portfolio in conventional assets.So bottom line; Wall St firms are Wall St assets only.
