Money is just the universal medium and we've all been trained, buyer, seller and investor alike, that it is the ONLY thing.

Pearland is a larger medium-sized city located in the state of Texas.

That's because most REALTORS aren't very creative nor do they understand how to price their services.Some thoughts off the top of my head:Roof pitch and condition, gutters and downspouts, drainage around the buildingLandscaping condition, maintenance requirements and potential costsParking arrangements, number of available spaces, condition, future maintenance requirementsSiding, windows, doorsSecurity for exterior and interior doorsCondition of shared common areas, quality of lighting, width of hallways or stairwells for ease of moving, cleaning and maintenance requirementsLaundry room, condition of appliances, lighting, security (consider women or children alone in this area), smoke or fire detectionOne problem I always run into: lighting in stairwells.

My goal is to have several thousand dollars in monthly passive income in the short to medium term (5-6 years). 

I've had a couple ideas but thought I should cast my net into deeper waters (bigger pockets fish analogy...nbd.)What would you do with a lot that has frontage to a medium/high traffic road and no improvements other than the fence on 2 sides?!

Some cash buyers get upset when you make over that medium.

Hey @Joel Owens  Ive seen that mentioned that Loopnet is where overpriced properties go to die....etcBut as a commercial broker, if you're really trying to get top dollar for a commerical property, why not put it on loopnet, costar, MLS and all mediums to get the most views possible?  

Small to medium sized B/C class bedroom communities 

I was devastated to find my priceless course "medium well to well done" inside the stove and instead of replacing it, I got side tracked and it remained as so all this time. 

If it's a flip go after the light to medium cosmetic stuff that you can turn over quick and be in and out with a quick $10-15k.
