I'd also just do a month to month so you can get them out if the dogs are being destructive, maybe visit every 2 weeks for the first 2 months or so to make sure the dogs are being good.If her house isn't completely through the foreclosure process yet and she still has access to it maybe see if you can go to her house to look at the condition of the property with respect to the dogs living there.

Here's a few others, if you're trying to detail these out.6) Insurance7) Make ready costs when one tenant moves out before another moves in.8 ) Discounts given to lure in tenants (aka "economic vacancy")9) Advertising10) Legal fees11) Court costs12) Property management (which you can earn for yourself, if you do this yourself.)13) Major repairs (roof, furnace, plumbing)The problem with many of these is that they are sporadic.

EricI agree a major benefit for one to work with you is you are an advocate for them in an effort to TRY TO PERSUADE the bank not to come after them but their are no guarantees and if we told the customer anything to the contrary we (or you) could be sued or even worse.
