In other words, I think appraisers estimates can be significantly different than market justified value on some properties and this typically can only benefit the buyer (if the appraisal comes in higher than agree value there is never a renegotiation for a higher value).I wish the OP the best.

Hi Connor, This is my understanding on this type of loan.The FHA Loan  is mainly an insurance program by the FHA (government entity) that allows low down payment on the purchase.

Thank you @Scott Ryne it's amazing that you explaining what I want say in a lot better way. the projects it might be small or big and either he is under paid or over paid very true. in addition that it's my benefit to reduce cost and the bigger the project the better his fees, I feel it's not fair.

So, isn't there also some responsibility of POL towards the borrower and wouldn't it benefit everyone to work with them and help them get it refinanced, instead of yelling 'foreclose, foreclose, foreclose!'
