Perhaps that's why they're realtors - they enjoy the social aspect of it and the open houses, meeting new people, etc. and perhaps a lot of them don't like the idea of having to deal with the bad side of landlording: chasing rent, evicting, etc.

For better time management, set aside a certain amount of time each day to respond to emails and update your social media feeds, then unplug.

On top of that I see people acting as experts about it on social media when they have been doing it for one or two years.

I just had a prospective tenant text me asking if I would be open to renting to someone that has an ITIN number and not a social security number.

I know a while back, on a separate thread, several rental business owners discussed using Social Media as a screening tool - my response was as follows:"Social media can be tricky because verification of account ownership can be a hard one to pin down; ie. if you require it as part of your application, a tenant can supply a "clean" version of their social media presence (ie. professionally created social media profile) versus an account that the applicant might actually use regularly, but you may not have any type of verifiable information to confirm that they own/operate the account.

It's just that these deals are not going to be found on social media or MLS, you have to be plugged into the right wholesaler, that can bring these deals.
