I do appreciate the opposing points of view and I think Bill generally offers great advice AND is legitimately trying to keep people out of trouble, it does however need to be tempered and dispensed with care.

If you were the highest "legitimate" bidder, the auction company will call you after the auction is over and tell you that the high bidder dropped out and you were the second-highest bidder so they are moving on to you.

I’m in a similar position rate lock wise, in a 3.7% and if I ever get to where my equity is legitimately that high I would sell in a heartbeat if it allowed me to grow my portfolio faster than if I didn’t.

@Elliot Terekhin Not sure if this has been suggested as an additional step to check legitimacy, but at a dog-friendly apartment I used to lease, the property manager required a doctor called and confirmed an animals ESA status since most letters from online aren't legitimate. 

The problem is that there are actually some legitimate Lenders on this site, however I would have to say that 20% is legitimate and the rest is a fraud in some way or another!
